Parking
Where can I park?
· Townhomes have 1 numbered reserved spot. Any spot without a number is available to anyone. Street parking is allowed, but cars cannot park on the grass. Parking even a few feet on the grass can damage the landscaping and irrigation system.
Can I park an oversized vehicle, recreational vehicle, or watercraft?
· These types of vehicles are not permitted at Paradise Palms Resort.
Resort Entry & Visitors
Do I need a pass to enter the property?
· All owners, residents, and guests need a pass issued by security. Everyone staying at the Resort will need to be registered in dwellingLIVE. The first time you enter the property for your stay, you will need to show a driver’s license or other valid photo ID (passport). You will be issued a pass with a barcode that will be scanned to enter the property.
· All guests, including adults and children, must be entered into the dwellingLIVE system to obtain access to the Resort, clubhouse pool, gym, and other amenities.
· Adults: first and last name must be listed.
· Children under 18: only the first initial and last name need to be listed.
· Any guest not registered in the system may be denied access to the property and will not be allowed access to the clubhouse pool, gym, gaming equipment, or bar and grille.
Updating dwellingLIVE is the owners’ and property managers’ responsibility. It is not the responsibility of security staff, front desk staff, or the resort managers, to keep your guest list current. They will not be allowed to add guests to your listing.
· Please be sure all your contact information is correct and up to date in dwellingLIVE. This is the information security and management will use if problems arise, such as repeated noise complaints, parties, or unregistered guests that are found.
· Any unregistered guests discovered on property will be reported. At that time, the contact on record in dwellingLIVE will be contacted to confirm or deny the guest. If the guest is confirmed, the property manager or owner will have to immediately update their dwellingLIVE account so the guest can have access to the property and the amenities.
All unregistered guests will be asked to immediately leave the property and depending on circumstances, may be escorted of property.
Trash
How do I dispose of Trash?
· If you will be utilizing the Valet Trash service for the day, all garbage MUST be inside the brown bench by 10 AM.
· All trash must be securely bagged and tied off.
· If your trash does not fit in the bench, it will not be picked up.
· If you are unable to take your trash out by 10 AM, it must be taken to the compactor. The compactor is located next to the basketball court. If you are on Banana or Bamboo Palm, it should be taken to the dumpster located on the left towards the back of the street.
· Do not leave trash curbside, in flower beds or in any areas other than inside the trash bench or dumpster. Any time there are bags of trash found in these areas, owners will receive a non-compliance letter and are subject to potential fines.
Can I dispose of bulk items such as mattresses or furniture in the dumpster?
· No, disposing of bulk items in the compactor or dumpster is prohibited. Doing so can damage the trash compactor attached to the dumpster and can have a severe impact on trash removal for the entire community.
· At this time, owners should look for a bulk trash removal service to come and pick up any prohibited items.
Amenities & Restaurant
Is there a restaurant on property?
· Yes, the newly renovated Paradise Palms Bar & Grille is open 7 days a week and offers a variety of menu options such as burgers, sandwiches, pizza, salads, beer, wine, cocktails, and more. Take out is also available.
What amenities are inside the clubhouse?
In the clubhouse you will find:
· Management office
· Front desk: package pick up, pool bracelets, gym access sign in, etc.
· Arcade
· Marketplace
· Movie theater – movies and times posted by theater door
· ATM
· Internet/computer room
What should I know about pool area and other outside amenities?
· The pool is open 7 days a week. The pool hours are 8am-10pm.
· All guests (both adult and children) must be registered in dwellingLIVE to use the amenities. Guests will need to provide their name and address to the front desk to get a pool wristband.
· The following is not permitted in the clubhouse pool area: personal sound systems or speakers, glass, and outside food or drink.
· There is no life guard.
· The pool is heated.
· There are two hot tubs/spas.
· Splash pad (great for younger children).
· Pool slide is appropriate for children under 12.
· No diving or jumping off the rocks.
· Cabanas are available for rent, see front desk for details.
· There is a playground suitable for children under 12.
· There are also volleyball, tennis and basketball courts. The tennis and basketball courts have lights for evening use.
Mail Deliveries
Can vacation guests get mail & packages?
· Short term vacation guests may not receive USPS mail but can receive packages. There is a $10 storage fee per package for guests.
Can owners and residents get mail & packages at the resort?
· Owners can get both mail and packages. The front desk staff manages all mail and packages. Oversized packages (those weighing over 30 pounds) are delivered to the unit and are not able to be delivered to the clubhouse.
